Exterior painting and decorating – Brixham

The exterior of this lovely old property close to the centre of Brixham had not been painted for probably 20 years. The rear of the property had been rendered at least 10 years ago but had never been painted. The four sash windows at the front of the property were also in need of desperate attention.

First we stripped down the sash windows, sanded and primed the sashes and frames and repaired loose putty etc. A couple of the sills had large areas of rot so the rotten wood had to be cut out and replaced with new wood.

Finally, the frames and sashes were primed and undercoated before being refitted. New brush pile staff and parting beads were fitted to cut down on draughts and rattles.

Once the windows were complete the masonry was washed down with a fungicidal wash and stabilised. The front and side of the property was painted Sky Blue and the rear Cornish Cream.

Laminate floor laying – Churston, near Brixham

Following a leak from a radiator the original laminate flooring was destroyed. The leak was from a buried JG Speedfit elbow. I had to dig out the fitting and replace it, refill the system and check for leaks before filling.

Once the old flooring and skirting boards were removed the new floor was laid and new skirting boards fitted.

Casement window – Rotten wood repair – Brixham

The customer called me to ask if there was anyway that I could repair four rotten casement windows as he couldn’t afford to replace them.

In each case the bottom rail had quite a bit of rot making it quite hard for the windows to open.

Firstly, I cut out all the rotten wood. Next, new pieces were spliced into the frame. This works well if there is enough good wood to fix the new pieces onto. Once done the windows were sanded back and repainted.

Masonry painting – Brixham

Prepare and paint the outside of a bungalow and garage in Brixham. Lots of peeling paint and blown render.

Ivy had covered the garage causing the render to blow.

Once all the ivy had been removed I wash the walls with a fungicidal wash and removed and repaired any loose render. I then painted all masonry with a stabilising solution to seal any flaking render. Finally, I applied 2 coats of good quality masonry paint.

Sash window restoration – Paignton

Restoration of two sash windows near the centre of Paignton. Both windows had not been touched for many years so were in quite a bad state of repair. Broken sash cords, rotten cills and very little putty holding the glass in place.

Firstly I removed the sashes from the frames and sanded them back to the bare wood. I then removed and replaced the loose putty. To cut down on draughts and rattles I cut channels into the top and both sides of the top sash to allow brush pile carriers to be fitted.

The frames needed quite a bit more attention. Once all the beading was removed I was able to cut out and replace sections of rotten wood. I then sprayed the inside of the weight boxes with wood preserver and woodworm killer.

Next the sashes were re-hung having adjusted the weights accordingly.

Finally new brush pile staff and parting beads were fitted to help to draught proof the windows.

New putty take a few weeks to cure so I had to return at a later date to paint the outside of the windows.
