Tilt and Slide sash windows area modern solution that enables you to produce a high performance timber vertical sliding sash window, with a tilt back facility for ease of cleaning, yet maintain the aesthetic appearance of a traditional sliding sash window. The sashes are moved with the aid of tensioned spring balances. Normally tilt and slide windows are fitted with sealed double glazed units.
Over time spring balances can become “tired” causing the sashes to sag and sometimes the balances break making it hard to raise or lower the sashes. If the balances aren’t too old it maybe possible to adjust them however, if they are quite old then they should be replaced.
General repairs or a complete refurbishment
Much depends on the type of tilt and slide system being used. The following is a rough guide of the typical repairs that we can do:
- Strip down the windows, removing the sashes from the frame
- Cut out and replace rotten wood in the sashes, frames and sill. We try to avoid traditional 2 part fillers as they tend to crack and let water in after a a year or two.
- Replace blown/misted double glazed units
- Replace rotten glazing beads
- Sand the frames, sashes and sills
- Prime, undercoat and top coat frames sashes and sills
- Replace pivot shoes and lubricate channels
- Replace spring balances and re-tension
- Remove and replace old brush pile draught seal (if fitted)
- Fit sash lifts, pulls and locks if required
