Sash window restoration : Torquay

This lovely original arched sash window needed quite a bit of work. It had been painted shut with several layers of paint and most of the cords were broken. Much of the putty was cracked or missing and one of the curved glass panes was broken. It probably hadn’t been opened for many years.

Firstly I had to remove the staff and parting beads and remove the sashes from the frame. This took quite a bit of time as there were so many layers of paint.

Once out of the frame I then sanded the frame and sashes ready to be painted.

The next task was to remove all the cracked and loose putty and replace the broken glass. I then primed and undercoated the frame and sashes.

Once dry I then refitted the sashes fitting new brush pile parting and staff beads.

Linseed putty takes at least 2 weeks to dry sufficiently enough to be painted so I had to return to the property to finish the painting.

The completed window, both sashes operate smoothly.

Property refurb – Brixham

This house needed a freshen up throughout. There was extensive mould in some of the bedrooms caused by overflowing guttering. The kitchen also had extensive mould mainly caused by an overflowing external drain but the shower had been leaking through the ceiling.

The first job was to clear and repair the guttering and fix the leaking shower tray. To fix the overflowing drain we had to dig out the old clay pipes and replace them with a plastic pipe.

Several of the rooms had stained and varnished woodwork. To brighten these rooms up all the woodwork was painted white.

As well as painting and decorating throughout we had to replace the rotten decking, the kitchen and bathroom flooring and replace some rotten fascia.

Replace rotten cladding on porch and repaint the front door. Hillhead, Near Brixham

The cladding on the front of the porch had rotted through in a number of places so it all had to be removed. I had to cut and fit new cladding, prime and paint.

While there I had to rub down the front door and repaint it along with a number of windows.

Sash window repairs at a large country hotel

A nice day spent repairing sash windows in a large country hotel. The building was originally built in the 16th century as a Manor House.  The windows themselves appeared to be at least 100 years old though there have been many repairs over the years.

In each case at least one cord had snapped. To get to the cords I had to completely strip down each window removing the staff and parting beads before removing the sashes.  I always check that the weights are correct by weighing each sash and the corresponding weights before attaching new cords as this saves potential problems later.

Once new cords are attached to the weights they are then attached to the sashes themselves.

Finally the beads are replaced and made read to paint.

Lift and dispose of old solid oak floor, Kingswear, Nr Brixham

The floor had became badly warn and had bowed quite badly in places, causing a trip hazard. I had to remove the old skirting boards then lift the old flooring, all 630Kg’s of it.

Once done I then fitted and painted new skirting boards, ready for the carpets to be fitted.
