This page is provides details of the services that we offer for for traditional corded sash windows and for certain types of spring balanced sash windows. Complete refurbishment
If you have sash windows that have been painted shut, broken cords or springs, loose putty and rotten wood then look no further. A full renovation usually includes the following:
- Strip down the windows, removing the sashes from the frame
- Cut out and replace rotten wood in the sashes, frames and sill. We try to avoid traditional 2 part fillers as they tend to crack and let water in after a a year or two.
- Remove and replace any broken glass or misted double glazed units
- Remove and replace any loose putty or glazing beads
- Remove the weights or spring balances
- Sand the frames, sashes and sills
- Fit brush pile bead to meeting rail
- Lubricate or replace pulleys
- Prime, undercoat
- Check sash weights and adjust accordingly or retention sash springs (we usually replace all springs if a window is being completely stripped)
- Re-cord/re-attach springs to sashes
- Refit brush pile staff and parting beads
- Apply top coat
- Fit sash lifts, pulls and locks if required
Draught proofing
Fitting brush pile staff and parting beads goes quite a long way towards eliminating rattles and draughts it also helps to sound proof the windows. This can be done without removing the sashes from the frame however, we can do a better job if the sashes are completely removed.
General repairs – Cord or spring replacements and balancing
A broken cord is quite obvious as the sash will be hard to lift and will sag on the side that has the broken cord also you can often see the broken cord. If a cord breaks on the bottom sash then only the lower sash has to be removed. If a cord breaks on the top sash then both have to be removed.
Problems with spring balances are not always obvious, the sash will be hard to move and sometimes you can see the spiral part of the spring hanging below the sash. Springs are replaced in pairs and have to be ordered as the springs are sized according to the weight and dimensions of the sash. For details of tile and slide sash windows click here.
General repairs – Sagging windows
If you have a traditional corded sash that won’t stay up or hold its position then it will need to be removed from the frame and re-balanced. If you get this problem with spring balanced sashes then they might need adjusting slightly, however it usually means that the springs need to be replaced.
Security
There are a range of security options available. The most common is to insert retractable pins above the meeting rail (where the two sashes meet). Four pins are installed in each window, two pins keep the window secure when shut and two pins to allow the window to be opened by 6-8 inches and no more.
